Describe the move, not just the property


An address tells someone where the opportunity is. It does not explain what the capital needs to accomplish. Buying another property, improving an existing one, and refinancing current debt are different conversations—even when the same owner is involved.


Start by describing the change you want to make. What would be different after the financing? Which part of the plan needs capital? What is already in place, and what still needs to happen? Those answers help PFH focus the search on relevant relationships.


Keep today's position separate from tomorrow's vision


It is natural to lead with what a property could become. That vision matters. So does a clear description of where it stands today.


For the initial conversation, distinguish current occupancy from expected future occupancy, completed work from planned improvements, and confirmed arrangements from discussions still underway. You can share a useful overview without having every future detail settled. When something is unknown, say so.


That distinction gives a potential financing source a clearer way to understand the opportunity. It also helps you see which questions need attention before making additional commitments.


Talk about the decision you are facing


An owner may be choosing between moving ahead now, changing the scope, or waiting. A sponsor may need to understand whether the financing being explored supports the next phase at all.


Bring those questions into the conversation. Explain any real deadlines and what drives them. Share the parts of the plan you can adjust and the parts you cannot. A useful financing search should help inform your decision, rather than turn every introduction into pressure to proceed.


Give the search a clear next step


After an initial discussion, ask what happens next: which type of source is being considered, what information is needed at this stage, and who will follow up. A defined next action can make the process easier to navigate while questions remain open.
